Desk research, technical comparisons, financial modeling, document review. Billed in 15-minute increments against a phase budget agreed in writing.
Suits: Site shortlists, capacity reviews, market scans, internal memos.

Board-level advisory
Strategic positioning, board prep, due-diligence narratives, capital-stack discussions. Same billing cadence; different work.
Suits: Investment committee memos, IC presentations, capital raises, sponsor due diligence.

A standing engagement with a guaranteed two-business-day response. Hours roll over within the calendar quarter; additional hours bill at the relevant tier rate.
Suits: Owners building a pipeline. Funds with multiple sites in flight. Anyone who needs us in the room reliably.

project fee + milestone fee on signed lease
Tenant acquisition
A targeted acquisition campaign for your site, billed as a project fee with a milestone fee when a lease is signed. Scoped per campaign and quoted in the proposal.
Suits: Owners with validated demand who need tenants, not more reports.
Rates are stated openly. We do not offer free assessments or unpaid consultations.
Engagement terms
Six things you'll always see in our proposal.
- Written scope. Phase-by-phase breakdown of deliverables, hours per phase, and definition of done. Signed by both sides before work begins.
- Deposit. 50% of the first phase up-front. Drawn down against logged hours; refunded pro-rata if we discontinue early on our end.
- Time logging. Visible to you in real time on a shared sheet. Overruns require your written sign-off before they accrue.
- No commission stacking. Where an advisory engagement could lead to a brokered placement, only one fee applies — usually whichever is lower for you.
- Conflict declaration. Any provider we have a referral relationship with is named in the proposal. You decide whether that disqualifies us.
- Right to disengage. Either side can end the engagement on 14 days notice. We bill only for hours logged; we hand over working files in editable form.
