European infrastructure. Matched without conflict of interest.

Datacenter Broker connects colocation buyers with verified European providers — and helps real estate owners turn technical space into occupied data halls. Vendor-neutral. Commission-based. No free consultations. In congested grids, permitted power is the scarce asset — not the real estate around it.

For space owners

You have the site.
We bring the tenants.

Whether you own industrial real estate, a brownfield energy site, or an existing technical space — we assess viability, validate market demand, and run tenant acquisition. You don't invest in fit-out until demand is confirmed.

For IT buyers

Stop searching.
We match you in days.

Tell us what you need — power, floor space, location, compliance requirements. We match you with pre-vetted European providers who can actually deliver. Your identity stays confidential until an NCNDA is signed.

The market has shifted. Most buyers haven't noticed yet.

US hyperscalers hold 85% of the European cloud market. The CLOUD Act and FISA 702 give US authorities legal access to your data — regardless of where it's stored.

NIS2, DORA, and the EU Data Act don't care which vendor your IT team prefers. They care about documented control, auditable chains, and European jurisdiction.

The companies that get this right don't search provider directories. They work with a broker who knows which facilities are actually compliant, which ones have real power availability, and which contracts to avoid.

Two sides of the same market.
One broker who works for neither.

We are not a datacenter operator. We are not a real estate agent. We earn from successful placements — which means our advice is always in your interest.

Why not go direct?

You can. Most companies do — until they sign a contract with a provider who promised 250 kW and delivered 80. Or locked them into a 5-year agreement with a facility that can't handle liquid cooling.

Datacenter infrastructure is not a commodity purchase. Power availability, fiber connectivity, redundancy architecture, compliance certification, and contract terms vary enormously between providers — and providers don't volunteer the bad news.

We know which questions to ask. We've seen the contracts that fail. And we work with providers who understand that a referred client is a client they need to keep.

Vendor-neutral

We have referral agreements with multiple providers across the Netherlands and Belgium. No provider pays for priority. Matching is based on fit alone.

Confidential by default

Your company name, requirements, and budget stay confidential until a signed NCNDA is in place. Providers respond to numbered RFQ references.

No success fee without delivery

We earn when a deal closes — which means we don't pitch providers who can't actually meet your requirements.

The process, without the runaround.

For colocation buyers

  1. 1

    Submit your RFQ

Power, floor space, location, timeline, compliance requirements. Takes 10 minutes. Your identity stays anonymous.

  2. 2

    We verify and match

We check availability, compliance certifications, and actual power capacity with pre-vetted providers. No cold calls to providers on your behalf.

  3. 3

    NCNDA signed, introductions made

Once we have viable matches, all parties sign a Non-Circumvention Non-Disclosure Agreement before any names are exchanged.

  4. 4

    Quotes, negotiation, placement

Providers submit quotes. We facilitate comparison and support negotiation. Commission is collected from the provider — not from you.

For space owners

  1. 1

    Feasibility intake

We assess your site: power capacity, location, structural suitability, market positioning. This is a paid advisory engagement.

  2. 2

    Market validation report

Before you invest in fit-out, we validate whether demand exists for your specific location, size, and power profile.

  3. 3

    Tenant acquisition campaign

If demand is confirmed, we run a structured campaign targeting qualified colocation buyers who match your profile.

  4. 4

    Lease negotiation and close

We support contract negotiation and earn a milestone fee when a lease is signed.

For providers and infrastructure companies

We work with colocation operators, fiber providers, power infrastructure companies, and specialist consultants across the Netherlands, Belgium, and Germany.

Frequently asked questions

Is Datacenter Broker a datacenter operator?

No. We are a vendor-neutral broker. We do not own or operate datacenter facilities. We earn commission from providers on successful placements, which means we have no incentive to favor one provider over another.

What does it cost for colocation buyers?

Nothing. Our fee is paid by the provider as a referral commission on successful placement. You get expert matching at no cost.

What does advisory engagement for space owners cost?

Feasibility and advisory work is billed at €75–125/hr depending on engagement type. Marketing and tenant acquisition campaigns are quoted per project. We do not provide free assessments.

How is my confidentiality protected?

All colocation requirements are submitted under a numbered RFQ reference. Your company name, contact details, and budget are never shared with providers until a Non-Circumvention Non-Disclosure Agreement is signed by all parties.

Which countries do you cover?

Primary focus is the Netherlands. We also place requirements in Belgium and Germany, and can source for other European locations through our partner network.

How long does matching take?

For standard colocation requirements (20–500 m², up to 500 kW), we typically have initial matches within 5–10 business days. Large or complex requirements (1 MW+, liquid cooling, carrier-neutral) take longer and may require a formal tender process.
